What Is Wholesaling Anyway?

In real estate investing, the term "wholesaling" refers to someone who spends their time locating properties with substantial investment potential. Usually, distressed properties that can be sold at a discount that can be repaired or remodeled and sold for a sizable profit.

The wholesaler sells the rights to the purchase contract to a home buyer or rehab investor.

When you sell a contract you are not actually selling a property, you are actually selling your right to buy the property. Wholesaling is the fastest way to profit!

To become really good at wholesaling here are five important tips you will need to learn well:

1. How to Find Properties in Foreclosure

Marketing is critical to finding deals, and this is why we teach you in our free class how to use the most popular software to find Pre-foreclosures and Foreclosures.  We show you how to get daily updates emailed to you hot off the press. Other methods include direct mail, Craigslist, birddogging (people who lookout for distressed properties), networking, and farming a targeted area.

2. How to Meet with Distressed Owners:

In wholesaling people are faced with the crisis of losing their homes, their lives are very stressful, and they are in denial and some won’t even read their mail.   We teach consultative selling which means we provide them with solutions they can live with.  It is important to know the foreclosure timeline and what options are available during that time.  We teach you the proper scripts and etiquette in our class.

3. How To Write The Contract To Assign or Flip:

This is one of the areas that can get the new wholesaler in trouble, and this is why we spend a lot of time reviewing how to write a proper assign contract.  We go over the necessary contract clauses and show you how to present the contract. There is more here than just closing the deal and making a profit – be careful and be knowledgeable!

4. How To Optimize Your Profits:

Here is where the money is really made.  Most new wholesalers leave so much money on the table without realizing it, and reason is very simple, they disclose their wholesale fees.  We teach the new wholesaler how to optimize their profit with our Deal Analyzer.  We know that most rehabbers are looking for a 20% profit margin on their deals, so if the wholesalers presents the deal properly they never have to disclose how much money they make.

5. How To Get Paid Fast:

Make sure a few things happen here to get paid fastFirst, the investor must provide a proof of funds that are verifiable.  Second, the new wholesaler can shorten the contingency period by inspecting the property and making a list of repairs for the investor.   Third, the investor wants to know three things: 1. ARV (After Repair Value), 2. Estimate of repairs, and 3. The purchase price.  This usually will get the new investor paid in 10 to 20 days.
